Hail claim to roof

In Missouri, most home insurance companies will only pay to replace an entire roof if there is enough hail evidence to entire roof.  It's very possible a home could require and entire new roof while a neighbor only has minimal damage.  If a pitched roof only sustains proof of hail damage to one side of roof the home insurance companies will only pay for the damaged side of the roof, less your deductible and less any depreciation.  In other words if a homeowner has a 20 year shingle that is 10 years old most companies will depreciate the roof by 50% and hold that money back until the homeowner send proof the roof has been replaced.  The reason for this is many homeowners will not replace a non leaking roof due to hail damage. 

There is much more to hail claims than I could possibly explain and I am not a claims adjuster.

The companies today are very good at inspecting a roof.  They can tell if a roof is simply worn out due to age vs hail damage.  My advice is before reporting a hail claim, call your roofer and have them inspect for hail.  If they see significant hail damage certainly report the loss to your company.   Any further questions please contact Flanigan Insurance @ 314-727-6000.
