Homeowner Roofs

Many homeowner companies will only accept new business if a roof is less than 15 years old.  Once a company issues a policy they will continue to renew to the home even if roof becomes older than 15 years.  If a home suffers a fire loss, most companies provide new roof.  When it comes to hail/windstorm loss a brand new roof is only if roof is a total type of loss, minus deductible and often minus depreciation.  If a 20 year old roof sustains major hail loss, if a $400,000 home has a 1% wind/hail deductible of $4,000 followed by depreciation of 1/3 lift expediency remains.  After all, a 30 years roof that is 20 years old has already provided 20 good years; therefore, only 10 years remains.  

Some insurance companies have lower wind/hail deductible while others have higher.

Beyond roof, insurance companies will consider other damages to home such as: a/c unit, gutters, soffit, siding, chimney caps, vents, decking.

If a tree lands on roof, boarding up costs and tree removal are included.  Insurance companies have limits/limitations on tree removal.
